Cílem práce je analyzovat kupní smlouvu o převodu nemovitostí s ohledem na možná rizika kupujícího a prodávajícího. Teoretická část práce vysvětluje základní pojmy a obsahuje shrnutí aktuálního právního stavu ohledně převodu nemovitostí a evidence katastru nemovitostí. V praktické části je proveden rozbor kupní smlouvy a listu vlastnictví. Zvláštní kapitola je věnována rizikům smluvních stran s návrhem na jejich řešení a nejčastějším nedostatkům vyskytujících se v kupní smlouvě. Práce zahrnuje návrh vzorové kupní smlouvy. |

The aim of this work is to analyze the purchase agreement on transfer of real property with regard to potential risks of the sellers and buyers. The theoretical part explains the basic legal concepts and contains a summary of current legal regulations of the purchase agreement for the transfer of real property and registration of real estate cadastre. The practical part is an analysis of the purchase agreement and abstract of title from the Land Register. A special chapter is devoted to analysis of potential risks in these contracts with a proposal for their removal and the most common deficiencies in the contract. The thesis contains a sample contract of sale. |
