dc.description.abstract	Bakalářská práce se zaměřuje na aktuální situaci trhu nemovitostí, konkrétně bytů. Hlavním cílem práce bylo určení investičních příležitostí v krajských městech České republiky na základě analýzy trhu nemovitostí v segmentu bytů. Teoretická část vytváří základ pro praktickou část v oblastech trhu, ceny, nájmu a investic. K dosažení zvoleného cíle byla v praktické části použita data vlastního průzkumu, údaje o strukturách krajských měst a statistiky sekundárních zdrojů. Jejich následná analýza byla doplněna dotazníkovým šetřením. Porovnáním výsledků zkoumání bylo zjištěno, že malé byty jsou pro investici vhodnější. Zhodnocením všech aspektů byla určena města, která nabízí nejlepší podmínky pro investici do bytu.

dc.description.abstract-translated	The bachelor thesis focuses on the current situation of the real estate market, specifically apartments. The main objective of the work was to determine investment opportunities in the regional cities of the Czech Republic based on the analysis of the real estate market in the apartment segment. The theoretical part forms the basis for the practical part in the areas of market, price, rents and investments. In order to achieve the chosen goal, the practical part used data from own survey, data of the structures of regional cities and statistics from secondary sources. Their subsequent analysis was supplemented by a questionnaire survey. By comparing the research results, it was found that small apartments are more suitable for investment. By evaluating all aspects, the cities that offer the best conditions for investing in an apartment were determined.
